Like much of Costa Rica’s Pacific coast, Las Catalinas follows a seasonal rhythm. Regional tourism guidance shows the dry season runs from about mid-December to late April, with December through March as the core dry months and April as a transition period.
For owners, that usually points to the strongest occupancy and pricing power during the December to April window. This is when holiday travel, winter escapes, and spring travel patterns tend to support demand across Guanacaste.
The year does not simply stop after dry season, though. July and August often bring a smaller lift, while the green season can still attract travelers who want quieter surroundings and better value.

Public listings show a broad rate range in Las Catalinas. Smaller central flats have been listed from about $309 to $319 per night for two-bedroom layouts that sleep five guests.
Three-bedroom, town-core options have been listed around $550 to $600 per night. Premium homes with larger layouts, bigger guest counts, and stronger view positioning have been listed from about $800 to $2,000 per night.
These are asking rates on a public luxury rental platform, not guaranteed booking averages. Still, they illustrate an important pattern: there is a visible pricing ladder in town, and homes with views, size, and premium positioning appear to sit at the top of that ladder.

The town’s own property-management and rental-program manual reinforces this point. It says listing selection considers factors such as bedrooms, views, pools, balconies, terraces, dining spaces, and useful guest extras like beach chairs and in-home speakers.
In a lifestyle rental market, operations can be just as important as real estate. Las Catalinas’ 2025 property-management and rental-program manual says the Las Catalinas Collection is the town’s preferred rental-program provider and distributes listings through major channels including Expedia, Marriott Homes & Villas, Airbnb, Airbnb Luxe, Vrbo, direct booking, and more than 50 agencies.
The same manual states that the program charges a 25% property-management split. It also reports that in 2023, the collection achieved a $937 average daily rate versus $601 for other listings, along with a 4.9 out of 5 Airbnb Superhost review score.
Because these figures come from an internal program document, they are best treated as directional rather than as an independent market study. Even so, they point to a useful takeaway: professional branding, distribution, and guest service can have a real impact on rental results.
Costa Rica’s Law 9742 regulates short-term non-traditional lodging for homes, villas, apartments, bungalows, and similar units rented for more than 24 hours and less than a year. The law requires registration and sets minimum service expectations, including items tied to cleaning, maintenance, sanitation, and waste handling.
For buyers, that makes due diligence essential. You will want to confirm registration status, understand tax handling, review any condominium or HOA rules, and verify whether your intended management structure can deliver the required service level.
The Las Catalinas rental-program manual adds more practical context. It says program homes require weekly cleaning and that guests may receive pre-arrival planning, Plaza Central check-in and check-out, concierge support, guest host service, free self-parking, toiletries, and Wi-Fi in selected units.
In other words, rental potential in Las Catalinas is tied to both the property and the operating system around it. A beautiful home without the right setup may not capture the same results as one with stronger management and guest support.
There is one more factor buyers should not overlook: ongoing development. Some listing pages note nearby construction or the possibility of construction noise.
In a growing town, this can affect guest experience and booking performance. Two homes with similar finishes and layouts may perform differently if one sits in a more established pocket while another is near active work.
This does not automatically make a property a poor choice. It simply means that mature surroundings, quieter positioning, and current development patterns should be part of your evaluation.
