The golf carts still make the run to the Beach Club every fifteen minutes or so, same as they always have. What's changed is how many of the other trips have disappeared. Five years ago, a Saturday in Pacifico meant a walk or a short drive into central Coco for dinner, for a workout, for a grocery run, for pretty much anything beyond the pool. Today those same errands increasingly happen without anyone crossing the guardhouse gate at all.
That's worth sitting with, because it cuts against the story Pacifico has told about itself since it opened in 2009. The pitch was always proximity: a gated community planted in the heart of Playas del Coco, close enough to town that residents could walk to restaurants, shops, and supermarkets whenever they wanted. Guides written about the community still repeat some version of that line, and it was true. It still is true. But it's no longer the whole story, and the community's own buildout over the past five years is the evidence.
Pacifico changed hands in April 2021, when a Canadian entrepreneur with a background in entertainment partnered with a Costa Rican businessman who had lived in the community since its early days. Forbes profiled the project in April 2025 and described what came next as a deliberate expansion of what residents could do without ever leaving the property: a renovated Beach Club, a rebuilt multi-sport complex, a new restaurant concept, and a boat club that didn't exist before.
None of that reads as unusual for a resort community adding amenities. What makes it notable is the pattern underneath the additions. Look at what each one actually replaces, and a shape starts to emerge: this wasn't luxury for its own sake. It was substitution, one category of errand at a time.

Read down that right column and you're looking at a small, self-contained version of a town center, built inside a gated community that was originally sold on its closeness to a real one next door.
Alma Santa is the clearest example. It sits inside the Beach Club, serving lunch and dinner with weekend brunch running from 10 a.m. to 1 p.m., and the kitchen has run themed nights that travel through Latin America course by course, most recently landing on Brazilian dishes. The chef, Sebastián Pérez, trained in France and has more than two decades of international kitchen experience behind him. His approach, in his own words, comes down to one idea: cooking is a conversation.
That's a level of ambition Coco's own restaurant scene wasn't necessarily missing. The town already has plenty of dinner options within a short walk of Pacifico's front gate. What Alma Santa does is remove the reason to make that walk on a given night, which is a different thing than filling a gap. It's building a parallel option, not a needed one, and residents have been using it.
The fitness side of the buildout is honest about its limits in a way worth noting. Longev, the gym at the Village Shops, offers personal training, fitness classes, and a children's program, and it's genuinely convenient if you live inside the gates. But it's a boutique setup, smaller in scale than the standalone gyms residents have long used in town. The renovated multi-sport complex fills a different gap entirely, with tennis and pickleball courts, mini-soccer, and basketball, all newly resurfaced under the current ownership.
The honest read here is that Pacifico hasn't replaced everything a resident used to leave for. It's replaced the routine trips, the daily and weekly ones, while leaving the occasional or specialized ones, a serious lifting session or a particular class, still worth the drive into town. That's a more useful way to think about the last five years than a blanket claim that Pacifico has become entirely self-sufficient. It hasn't. It's become selectively self-sufficient, in exactly the categories residents use most often.
The NIMBU Boat Club is the amenity that best captures the shift. Before it existed, a resident who wanted a day on the water had to book through an outside charter operator, coordinate pickup logistics, and handle payment separately from anything tied to the community. Now that entire errand routes through the Beach Club. The club runs 28-foot and 32-foot vessels with an experienced captain aboard, and outings can be built around snorkeling, fishing, beach hopping, or a sunset cruise, arranged through the same concierge who handles reservations at Alma Santa.
Darren Throop, the developer, described the intent plainly to Forbes: the Beach Club and its amenities exist to give homeowners and renters a seamless run of experiences without ever having to leave the property to arrange them. That's a straightforward statement of what happened here. The community didn't add a nice-to-have. It absorbed a category of trip that used to require a phone call to someone outside the gates.
None of this means Coco has stopped mattering to people who live in Pacifico. The town is still there, still close, still full of restaurants, souvenir shops, and a beachfront boardwalk where people walk their dogs and watch the sunset. Pacifico's own marketing still leans on that proximity, and it's not wrong to. What's changed is the frequency with which residents actually need it.
Five years ago, walkability to town was the main selling point of living inside these gates. Today it's one advantage among several, competing with a restaurant, a boat club, a gym, and a hiking trail that all sit closer than the town does. The community hasn't stopped being walkable. It's just given residents fewer reasons to make the walk.
That's a small shift, but it's the kind that changes how a place actually feels to live in day to day, which is a different question than how it was originally marketed to be sold.
